Minthis Hills reflects ‘barefoot luxury’ as opposed to a conventional ‘manicured development’.

David Blackwood-Murray, director of Lovejoy London, creators of the masterplan, explains further, “Minthis Hills is a very special project.  We were inspired by the wild hilltop landscape and the possibility of creating a unique lifestyle.  We wanted to integrate the architecture with the landscape, utilising local natural materials, whilst giving a sense of privacy and community.  By working with the natural assets and ecology, we are developing a country estate that celebrates nature, giving us the opportunity to replant and replenish and maintain what is special to Cyprus.”

At Minthis Hills, the houses nestle comfortably into the natural contours of the hillside, minimising the impact on the rolling landscape.  With plot sizes starting at over 800m2, each of the 600 homes will feature a view, whether that is of the sea, mountains, the golf course, or a combination of them all.  Rob Steul, principal at Woods Bagot, comments on their innovative designs, “We spent a lot of time studying Cypriot vernacular architecture, particularly the traditional stone houses and buildings in the mountain villages. These buildings were perfectly suited to their climate and landscape and developed over the centuries, and we wanted to use these building techniques in the house designs….we took the main elements of stone walls, courtyards, natural ventilation, single pitched roofs, etc and reinterpreted them in a modern way. While being of our time, the houses fit seamlessly with the environment as well as the traditional architecture.
 
Cypriots spend a lot of time living in ‘outdoor rooms’ – mainly shaded courtyards – which were used as cooking and eating areas as well as social gathering spaces. We wanted to incorporate this aspect of life into the architecture which has resulted in a blend of indoor and outdoor spaces which diminish the line between the interior and landscape. We felt this was exactly the kind of lifestyle aspiration of buyers and has resulted in very interesting compositions of internal spaces meeting ‘outdoor rooms’.”

Indoor and outdoor living spaces blend seamlessly together, with the same imagination and attention to detail applied to the interiors of the houses, designed all the way through to the finishes.  Natural light and ventilation are utilised and other eco initiatives have been taken, including water recycling.  Floor to ceiling glass walls maximise the breathtaking panoramic views, with infinity swimming pools disappearing into the horizon.  The same dedication to nature is apparent with the authentically landscaped gardens that preserve and enhance the natural flora.

Minthis Hills will include the existing 18 hole par 71 championship golf course that is being revamped, which has a course length of 6,550 yards, making it easily walkable.  It has a full range of practice facilities, including a panoramic elevated driving range.  A large new clubhouse is currently  under construction, which will form the heart of the community, providing bars, restaurants and five star services to residents, such as a full concierge service.  In addition to this, the estate will comprise a beautifully designed exclusive spa and health club, tennis courts, playgrounds, a mini market, nature trails suitable for walking and mountain biking, the 500 year old Minthis Cross monastery and vineyards, about which further announcements will be made.

Villaene i Minthis Hills smelter inn i den naturlige formen på fjellsidene, noe som minimaliserer inntreden i det vakre landskapet. Med tomtestørrelser som starter på over 800 kvadratmeter vil samtlige 600 hus ha utsikt, enten til havet, fjellene, golfbanen eller en kombinasjon av disse. Rob Steul i Woods Bagot kommenterer det innovative designet: ”Vi la ned mye tid på å studere kypriotisk lokal arkitektur, spesielt fjellandsbyenes tradisjonelle steinhus. Disse bygningene var perfekt tilpasset klimaet og landskapet, og vi ville benytte denne bygningsteknikken i designen av husene. Vi tok derfor utgangspunkt i hovedbasisen som innbefattet bruk av steinvegger, gårdsrom, naturlig ventilasjon, osv. og gjenbrukte dette på et attraktivt og moderne sett. De tidsriktige boligene vil passe sømløst inn i omgivelsene like mye som den tradisjonellinspirerte arkitekturen.

Kyprioter tilbringer mye tid utendørs, hovedsaklig i skyggefulle gårdsrom, hvor enn kan tilbringe og nyte mat så vel som være åsted for sosiale sammenkomster. Vi ønsket å adoptere denne livsstilen i arkitekturen, noe som har medført en blanding av innen og utendørsområder som visker ut skillen mellom interiør og natur. Dette har resultert i en spennende kombinasjon hvor innendørs områder møter uterom.

Innen og utendørs områdene blandes trådløst sammen, med den samme fantasi og oppmerksomhet som appellerer til interiøret i husene, designet hele veien frem til siste finish. Naturlig lys og ventilasjon er brukt og andre økovennlige tiltak er iverksatt, inkludert vannresirkulering. Glassvegger fra gulv til tak maksimerer den fantastiske panoramautsikten med attraktive svømmebasseng som forsvinner i horisonten. Den samme følelsen for naturen er åpenbar, med hager som bevarer og forbedrer den naturlige floraen i området.

Så langt er det 11 villa design men flere vil bli lansert innen kort tid. Dette inkluderer villaer med 3, 4 og 5 soverom samt bungalows med 2 soverom.

Fasiliteter
Den eksisterende 18-hulls golfbanen (par 71) er bygget om og forbedret. Her finnes alle typer treningsfasiliteter, inkludert en 300 meters driving range samt pitching- og putting greens. Et nytt klubbhus som for tiden er under bygging, vil danne kjernen av fellesskapet med restauranter, barer og fem stjerners service til beboerne, som for eksempel vaktmestertjenester. I tilegg til dette, vil prosjektet bestå av en nydelig designet eksklusiv spa og helseklubb, tennisbaner, lekeplasser for barn, butikker, naturstier tilpasset for både gåturer og sykling samt det 500 år gamle Minthis Cross klosteret. Det er også planer om personlige vingårder og olivenlunder for beboerne.

Cyprioter tillbringar mycket tid utomhus, huvudsakligen i skuggiga innergårdar, där man äter och har sina sociala sammankomster. Vi hoppas på att adoptera denna livsstil i arkitekturen, något som har medfört en blandning av inne och utomhusområden som suddar ut skillnaden mellan interiör och natur. Detta har resulterat i en spännande kombination där innerum möter uterum.
Inne och utomhus området blandas trådlöst samman, med samma fantasi och uppmärksamhet som faller i smaken med interiör designen i husen, designat hela vägen fram till slutlig finish. Naturligt ljus och ventilation brukas och annat ekovänligt tillvaratagas, inkluderat återanvändning av vattnet. Den nuvarande 18-håls golfbanan (par 71) håller på att fräschas upp. Här finns alla typer av träningsfaciliteter, inkluderat en 300 meters driving range samt pitch- och puttområde. Ett nytt golfklubbhus är under uppbyggnad, vid denna kärna av restauranger, barer och fem stjärnig service till de boende som till exempel vaktmästartjänster. I tillägg till detta, kommer projektet att bestå av ett vackert designat exklusiv spa och hälsoklubb, tennisbanor, lekplatser för barn, butiker, naturstigar anpassade för både promenader och cykelturer, samt det 500 år gamla Minthis Cross klostret. Det är också planer på personliga vingårdar och olivlundar för de boende.
Den moderna och geniala Minthis Hills designen har blivit skapad av Pafilia i samarbete med det världsberömde arkitektteamet Woods Bagot och landsskapsarkitekterna Lovejoy London. Brand development har blivit skapat av Bear Design Ltd.
